Researching and Choosing your Builder:
The time and effort you put in at the beginning of your project to contract the right builder for you and your home can make the whole building process smoother, with the least amount of fuss and highest rate of success.
When choosing a builder the following information and suggestions may be of benefit to you.
Membership:
- Is the builder a member of the Housing Industry Association or Master Builders Association?
Most builders who belong to these organizations are professionals and must comply with the HIA and MBA codes of ethics.
Previous Clients:
- Are you able to freely contact previous clients to ask for their recommendations?
Communication:
- Do you feel comfortable with your builder? Are you able to ask questions and convey queries?
- Remember to put discussions and decisions in writing. This keeps communication and understandings clear.
Professionalism:
- Has the builder earned a name for quality workmanship within their local area?
This should be a consideration for each client as builders who choose to build within their local area must display quality workmanship and professionalism to develop their reputation.
- Is the workmanship and the quality what you would expect of a professional builder?
- Does the builder employ quality tradesman?
Discuss with your builder the tradesman that he employs. They should be proficient at building the style of home that you are after.
- Does the building company consistently trade under one name?

Quotations:
- Are you receiving detailed quotations? Do the quotations include all of your requests?
It is very important when comparing quotes to compare ‘apples for apples’. When comparing builders’ quotations, if one builder is markedly different from another, it generally means there is a difference in allowances. This may indicate that a builder has not included an allowance or has included a lesser quality item than the other builder. If you find this discrepancy, talk to your builders to discuss the quotation differences. Remember that good communication leads to the best outcomes.
